What We Do For Our Owners:
1. Marketing:
- We will inspect the property and give tips on gaining the most rental income possible
- We will look at comparable rentals in the same market and give you a price range in which the property can be rented for
- We will market your property with a yard sign, multiple Internet sites, MLS listing, Facebook, Instagram, company website
2. Renting:
- We will facilitate showings of potential tenants by arranging convenient times with you
- We will process applications to include- credit report, employment verification, current landlord verification
- Negotiate lease terms
- Collect and forward security deposits ,1st and last months rent to owners
3. Maintenance:
- We will take calls/work order request forms from tenants for maintenance repairs and facilitate the repair
- Repairs preformed by in house licensed vendors
- Any repair over $250 will need owners approval
- 24 hour emergency number
4. Monthly Service:
- Collect rent from tenants (direct deposit)
- Pay owners (direct deposit) of net proceeds
- Provide annual report of income summary
- Provide annual 1099-MISC
